Adani latest news reports that the 24-acre Bandra Reclamation property lot, which was put up by the Maharashtra State Road Transport Corporation (MSRDC), has been contracted to be redeveloped by Adani Realty. The MSRDC Board will vote on the final approval at their next meeting.

After receiving 22.79 percent of MSRDC’s earnings, Adani Realty was named the “preferred bidder” due to its strong financial offer. According to Adani latest news, this exceeded the 18 percent proposal put up by Larsen and Toubro. Even though Adani’s net worth is 48,000 crore rupees, L&T’s net worth is about 84,000 crore rupees. The judgment was made in favour of Adani due to his higher offer, it stated.

The property plot is worth around ₹30,000 crore and has a potential construction space of 45 lakh square feet.

The Viewpoint of MSRDC

 Vice Chairman and MD Anil Kumar Gaikwad of MSRDC said that a revenue-sharing mechanism formed the basis of the decision. Maximising income for new and continuing infrastructure projects is in the government’s interest, and Adani’s higher offer reflects that.

 Gaikwad also denied claims that some developers were given an unfair advantage during the bidding process. He sought people who were both financially and technically strong, and he stressed that the process should be open and honest. Adani Realty and L&T were both successful in the rounds that assessed their financial and technical capabilities.

 The developer who provides the government with the highest proportion of income will undoubtedly be selected since the MSRDC bids are based on a revenue-sharing scheme. ‘Since Adani made a greater price, he is our first pick. Our new and ongoing infra projects require resources and funds,’ Gaikwad said.

In terms of technical strength, both have fulfilled the bidding process’s rigorous requirements and qualifying standards. They are both more than capable of taking on and finishing a job of this size and scope. “However, Adani is providing us with further income,” he said.

 If the board gives its approval, Adani Realty would have to pay a minimum of ₹8,000 crore to MSRDC as a benchmark amount, as well as bring in cash and handle permits and licenses. According to the revenue-sharing arrangement, MSRDC is entitled to 22.79 percent. The starting point is this sum of ₹8,000 crore. “They will have to split it with us 22.79 percent if the revenue is more than that,” Gaikwad told FPJ.

 By March 31, 2023, the MSRDC bidding procedure stipulated strict requirements, one of which was a minimum combined net worth of ₹15,000 crore. During the pre-bid conference, these criteria caused several builders to express concerns.

 Just three of the 18 major players who were present at the pre-bid meeting actually submitted bids: Wellspun, Sahana Group, Suntech Realty, Adani Realty, Godrej Properties, JSW, K.Raheja Corp, L&T Realty, Lodha, Mahindra Lifespaces, Oberoi Realty, Phoenix Realty, Runwal, Sumitomo, Wadhwa Group, and Sunteck Realty.

 Anonymous sources voiced concerns that the qualifying standards favoured a small group of people. The need for ₹15,000 crore in a single organisation, according to several builders, limited prospects for most developers. Nevertheless, MSRDC pointed out that the condition was introduced in response to concerns, taking into account the developer’s need to pay ₹8,000 crores to MSRDC throughout 9 to 14 years.
